Frequently Asked Questions

What does PITI mean?

PITI stands for Principal, Interest, Taxes and Insurance. It is the full monthly mortgage payment: loan principal and interest plus property tax, homeowners insurance, and PMI and HOA dues when they apply.

When does PMI drop off?

On a conventional US loan you can request PMI cancellation when your balance reaches 80% of the original home value, and your servicer must remove it automatically at 78% if payments are current. Extra payments bring these dates forward.

Do extra mortgage payments really help?

Yes. Every extra dollar goes to principal, which shortens the loan and cuts total interest. For example, an extra $100 a month on a $340,000 loan at 6.75% can save over $36,000 in interest and finish the loan years early.

How do UK mortgages differ from US mortgages?

UK mortgages commonly run 25 years, have no PMI, and do not escrow council tax or insurance into the monthly payment. UK borrowers can also choose interest-only mortgages, where the monthly payment covers interest only and the full loan is due at the end.

What is an amortization schedule?

An amortization schedule is a month-by-month table showing how each payment splits between principal and interest and how the remaining balance falls until the loan is paid off.
